The Historic Landmark Commission tabled consideration of an exterior-foam insulation (EIFS) application for 9735 Socotro Road in the Mission Trail Historic District after staff urged against exterior insulation on historic masonry and the owner failed to appear.
Providencia explained that an exterior foam insulating system can cover substrate details, trap water and accelerate damage to historic masonry. “A lot of the character is lost,” staff said, and recommended insulating from the interior instead. Staff cited the Mission Trail design guidelines and the Secretary of the Interior's Standards in recommending against exterior-mounted foam on older buildings.
Because the owner was not present despite telling staff they would attend, a commissioner moved to table the case to the next AHLC meeting; the motion was seconded and passed.
