Preliminary plat for Hinerwadels subdivision advances; DOT traffic-signal letter and buildability maps required

Ben Harrell of CHA told the board that SWPPP and civil engineering drawings for the J. Alberici & Sons Hinerwadels preliminary plat at 5300 West Taft Road had been provided and that DOT had discussed a traffic signal at a likely location. Mr. Harrell said a DOT letter would be provided; Chairwoman Borton and planning staff asked that the applicant clarify whether Wally Road is intended as a town road and annotate that on the plans.

Board members requested clearer information on drainage easements and which lots are buildable under current setbacks. Ms. Guinup asked for sample home footprints on constrained lots (examples cited: Lot 38, Lot 89, Lot 20 and Lot 32) to show buildable areas without variances. The board adjourned the matter to August 12, 2026 to allow submission of the DOT letter and illustrative home plans.
