Proposal would raise minimum lot width to 100 feet, standardize setbacks

Johnny Easter told the board the county's current minimum lot width (80 feet) would be raised to 100 feet and that measurement would be taken at the building line from property line to property line. He also proposed a uniform front setback of 50 feet and a side setback of 20 feet. Easter framed these changes as part of drafting a more consistent standard to avoid deep, narrow lots and improve layout quality.

Commissioners requested clarification on how right-of-way and road centerline positions affect setback measurements and asked that staff prepare wording and alternatives for the board to consider. Easter said the ordinance text would measure from the front property line, noting right-of-way placements can vary and that the planning process would clarify details.
