Draft guidebook to include local photos, commercial styles and illustrative details

Staff presented sample pages of the working draft that expand the zoning ordinance's terse "key features" into illustrated, architecturally specific guidance. Jason Haskins said the current ordinance "does not have the picture in the zoning ordinance" and the guidebook will provide visual examples and more detail on elements such as windows and fanlight details.

Commissioners asked how detailed the guide should be; staff said the plan is roughly 35–40 pages with 3–4 pages per style, include commercial styles in addition to residential, and use local building photographs when owners agree. Staff also noted a plan to publish either as an appendix in muni code if enforceable or as a standalone PDF on the city's website if not.
