Applicant seeks to demolish and rebuild 80+-year-old cottage at Bonnie Eagle Pond

Laura Babcock introduced herself to the board and said she is seeking permission to demolish and fully rebuild a long-standing family cottage at 14 Charlie's Lane on Bonnie Eagle Pond because the existing structure is too degraded for a minor renovation. "My name is Laura Babcock. I am here regarding a property on Bonnie Eagle Pond at 14 Charlie's Lane," she told the board.

Babcock said the house is about 60 feet from the pond at its closest point and that the proposed rebuild would maintain the 24-foot width facing the water while increasing depth from about 30 feet to 36 feet. She said the plan includes an 8-foot basement with both interior and exterior access and that utilities such as a washer and dryer would be placed in the basement but that the septic would remain sized for two bedrooms and one bath. Board members questioned whether covered walkways, porches and an adjacent garage would count toward footprint or coverage calculations and asked the applicant to confirm final dimensions to comply with local rules.
