Springdale planners discuss changes to align town code with Wildland-Urban Interface rules

Planning staff asked the Springdale Planning Commission on July 15 for direction on draft ordinance language designed to harmonize the town's Title 10 land-use rules with the recently adopted Wildland Urban Interface (WUI) code.

Eugenia Ekam, staff contact for the item, told commissioners the report "highlights potential conflicts between the town's land-use ordinance and the WUI code and presents draft ordinance language for the commission's consideration." She summarized that the report centers on building construction materials and landscape/defensible-space standards and asked the commission for feedback to prepare a final ordinance amendment.

The commission directed staff to return with clarified language on several points. Members pressed for explicit rules on split lots that are partially inside the WUI boundary and for clearer procedures describing when accessory structures or permits trigger WUI requirements. Commissioners also asked staff to spell out how building-code reviews and zoning reviews will intersect so applicants and reviewers understand which standards control.

Ekam said she would revise the draft to address split-lot scenarios and provide clearer cross-references between Title 10 and the WUI code. The commission did not take formal action; staff will bring refined ordinance language back at a future meeting.
