River Point District: timelines advance on townhouses, waterfront and several lots

City project staff provided a broad monthly update on the River Point District, highlighting schedule expectations, developer activity and known site constraints.

"We're continuing to coordinate on all the lots that are gearing up for development both this fall and next spring," Jason reported, describing Lot 1 and 2 (the Unwind development) as a 42‑townhouse project with Lot 1 targeted to begin this fall. He said Lot 11 on the waterfront will host Cowboy Jacks and a 60‑unit mixed‑use building, with the restaurant expected to start construction in the fall and the mixed‑use building in spring.

Jason also outlined other sites: Lot 6 (the MSP lot, formerly F Street) is working through TIF policy items and aiming for mobilization in spring 2027; Lot 13 and Lot 5 are part of a three‑acre parcel where buried concrete has slowed plans and a geotechnical report is imminent; and Lots 3 and 4 have engaged consultants on TIF matters.

No formal votes were required for the project management update; staff answered members’ questions about sequencing and coordination.
