Commission approves sketch lot split for Jason O'Rear to move to next review phase

The Planning and Zoning Commission approved the sketch-stage lot split for the parcel associated with Jason O'Rear, allowing the application to move to the next technical review phase. The commission emphasized that survey work, legal descriptions and final setback checks will be required before final plat approval.

Commissioner Kristen Mortensen moved to approve the sketch plan for Jason O'Rear, and the motion was seconded. Commissioners discussed orientation and access routes for the two resulting 0.5-acre parcels and whether lots should take frontage from 400 East rather than the busier 400 South. A member said the parcel presented for Jason and the related parcel are outside the historic-protected zone, while another commissioner noted a separate Nancy parcel had been withdrawn from consideration because it lay inside the protected area.

"If we approve the sketch plan tonight, then that moves to the next stage," a commissioner said during the discussion. The commission approved the motion by voice vote.

Members advised applicants to delay costly surveys until after sketch approval if they prefer, but staff noted surveys and accurate property descriptions will be required for the step-2 review.
