Commission approves sketch-phase lot split for McCain property

The commission approved a sketch-stage lot split for the McCain property and allowed the application to proceed for further technical review. Staff described sewer and power connections on site, and applicants explained the planned 0.5-acre split, easements and existing structures that would be removed if a sale occurs.

Commissioners found no legal impediment at the sketch stage and moved that the McCain lot split proceed to the next step; members voted in favor. Staff cautioned that power boxes, easements and connection points could require relocation during the utility-phase review and that survey and setback checks would be part of any step-2 submittal.

Applicants and neighbors also raised irrigation and water-share concerns, noting water allocations are typically transferred by agreement separate from a land-split. The commission recorded the approval as sketch-stage only and said final plat approval will require the standard engineering and survey deliverables.
