Heritage commission clears Lucky’s Coffee Garage to add garage-style doors and matching awning on Court Street

The Lebanon Heritage Commission on July 22 unanimously granted a certificate of approval for Lucky’s Coffee Garage to replace plate-glass storefront windows with glazed, white-framed garage-style doors and to add a second blue awning matching existing storefronts at 1 Court Street.

Jessica Giordani, speaking for Lucky’s Coffee Garage, told the commission the changes would install a second awning, matching the existing one, and replace the front plate glass with white aluminum-framed garage doors with clear glass panels to mirror other openings on the block. Clifton Belo, managing general partner of 1 Court Street Associates, said the building is a modern, noncontributing property in the historic district and argued the proposed changes respect the building’s scale and material palette while allowing interior spaces to open to the sidewalk when weather permits.

Commissioners pressed applicants on entrances, sidewalk placement and parking. Giordani said the new location provides easier access to free municipal parking and an accessible entrance at 1 Court Street, which she said will better serve customers with strollers and mobility aids. Members also asked whether flags and signage would comply with the city’s ordinances and were told flag mounts and signage remain subject to ordinance constraints.

After discussion the commission member moved that the commission grant the certificate of approval; the motion was seconded and the vote was recorded as unanimous among the five voting members present.

The approval allows Lucky’s to proceed with the aesthetic and functional changes discussed; applicants emphasized the goal of creating a street-facing café feel when the doors are open while keeping the façade visually consistent when closed.
