Rye Conservation Commission praises revised 701 South Road subdivision plan for eliminating wetland impacts

Engineer Alex Ross presented revised subdivision plans for a 41‑acre parcel at 701 South Road on July 9, showing a new road alignment that reduced an originally proposed 3,000 square‑foot wetland impact to zero and substantially decreased wetland‑buffer disturbance.

Ross said the revised layout meets the town’s road geometry and sight‑distance requirements and will be the plan presented to the Zoning Board of Adjustment and Planning Board. Developer Mike Garrepy confirmed that the houses shown on the plans are placeholders to demonstrate buildability; any future lot‑level buffer impacts would return to the Conservation Commission and ZBA for review.

Member Michael Bean called the revision a ‘‘vast improvement’’ and said the Commission’s earlier recommendation had been incorporated. By motion of Hugh Lee, the Commission formally thanked the applicant for eliminating wetlands and reducing buffer impacts while noting that additional buffer reductions could be achieved if the Planning Board waived certain subdivision geometry requirements; the motion passed 7‑0 (Michael Bean – Aye; Glenn Suchocki – Aye; Shawn Joyce – Aye; Joe Marttila – Aye; Hugh Lee – Aye; Jenn Madden – Aye; Vic Odryna – Aye).

The revised plan will still proceed to ZBA and the Planning Board; the Commission encouraged continued efforts to minimize tree removal and any future lot‑level buffer impacts.
