Commission recommends approval of major auto-repair and vehicle-display permit for 1506 Martinez Lane with TCEQ condition

WYLIE, Texas — The Wylie Planning and Zoning Commission on July 21 recommended that the City Council consider a zoning change and special-use permit to allow a major auto-repair use with vehicle display and sales at 1506 Martinez Lane.

Staff said the property is already used for auto repair and that the proposal would allow installation of a paint booth and vehicle display; the current application is conceptual and would require site-plan review to finalize parking, fire lanes and other details. Staff noted they received one written opposition from a neighboring auto-body shop at 1404 Martinez Lane; the commenter did not provide an explanation on the form.

Commissioners asked whether the paint booth would extend above a proposed fence and whether the Texas Commission on Environmental Quality (TCEQ) authorization would be required for paint operations. Commissioners and staff agreed to include a general condition referencing TCEQ requirements in the SUP conditions, noting that TCEQ regulates such emissions.

Applicant Bridal Fuller said paint-booth elements might project about 8 to 10 feet above the fence but indicated willingness to work with the city on siting and appearance, and said vehicles for display would be higher-end models rather than low-quality stock.

A motion to recommend the special-use permit to the City Council, including the TCEQ informational condition, passed in the commission meeting. The matter will move to the City Council for final action and the applicant will return for site-plan review if the council approves the zoning change.
