Commission recommends conservation-residential redesignation for 12.5 acres south of Highway 22

The Planning Commission on July 21 recommended that the Board of County Commissioners approve a small-scale amendment to the future land-use map and a corresponding zone change for approximately 12.5 acres located on the south side of Highway 22 in the unincorporated Callaway area.

Blair Saunders, planning staff, told the commission the property is partially already zoned conservation residential and that adjacent parcels to the west and southwest are also conservation residential, establishing a compatible pattern for the requested change. "Staff feels the requested amendment is compatible and consistent with the surrounding area," Saunders said and recommended forwarding the applications (PLDPA20260154 and PLZCA20260153) to the Board of County Commissioners.

Applicant representative Jim Forrester said the request is primarily a cleanup following a parcel split and is intended to make the zoning consistent with the owner's overall property. "We're just trying to clean up the actual zoning that's the parcel split in two, and we're just trying to make it more consistent with the total property," Forrester said.

No public comment was recorded for the item. A motion to approve staff's recommendation was made and seconded, and the roll-call vote in the transcript shows affirmative responses from the present commissioners. The commission’s recommendation will be transmitted to the Board of County Commissioners for final action.
