Planning Board limits review of Duryea’s ADA walkway plan because of court stay

The East Hampton Town Planning Board reviewed a site plan application July 8 for wooden walkways and ramps intended to make Duryea’s lobster dock accessible to people with disabilities. Planner Sarah Lewis said the property is subject to a court stay and that the Board’s evaluation is therefore limited to the proposed ADA accessibility improvements.

Lewis said the work qualifies for a Type II SEQRA determination because it involves construction under 4,000 square feet of gross floor area. Agent Donald McAulay of Seascape Partners and architect William Schulz answered board questions about the design.

Board members agreed the submission must be revised before formal approval. Among the items the Board requested were: revisions to parking spaces to comply with Town Code length and width requirements; reconfiguration of ADA parking to increase the drive aisle; renaming or adding notations to plans to show the limited scope of review; submission of a focused site plan or survey showing only the proposed ADA structures and their setbacks to natural features; and inclusion of drive‑aisle dimensions and any required grading related to the ADA improvements. The Board also agreed to waive elements of a full site plan that are not pertinent to the ADA work, such as lighting and landscaping plans and property line dimensions, provided the limited scope is clearly documented.

Planner Lewis said the Board needs either a partial site plan or clear notations that confine the review to ADA features. The applicant was directed to supply the revised drawings and focused documentation before the Board’s next substantive review.
