Planner Sarah Lewis reviewed an application to modify covenants and restrictions for the Drumm Minor Subdivision, which was originally approved on Dec. 19, 2001. The applicant seeks to alter the building envelope and allow certain minor accessory structures that were constructed by a prior owner to remain outside the envelope with appropriate approvals from the Zoning Board of Appeals if required.
Member Louis Cortese recused himself from the application. Agent Thomas Crouch of Whalen Filer PLLC provided comments and answered questions. The Board said a change of circumstance exists and indicated it supports modifying the building envelope and the covenants and restrictions to allow certain accessory structures to remain outside the envelope, subject to conditions.
The Board directed the applicant to supply a revised survey showing the proposed building envelope and wetland setbacks and to provide details, including design, height, and setbacks, for accessory structures proposed to remain.
