John Chandra, the project landscape architect, presented a revised two‑lot minor subdivision for 811 North Park Avenue on July 16. The parcel was historically three lots; the applicant revised the plan after board feedback and secured a zoning variance to allow two lots with constrained frontage.
Chandra said the plan creates a flag lot (25‑foot flagpole) and a 75‑foot frontage lot. PennDOT will not approve the existing south driveway, so the applicant proposed a shared driveway using the north access. To address proximity concerns, the design team proposed shifting Lot 1 south so that the driveway edge will be about 30 feet from a proposed house façade, rather than only five feet under the original alignment.
Township staff and engineers (Woodrow and Bowman) have reviewed the plan and provided comments; Chandra said the applicant will revise and resubmit the engineered plan to reflect the shared driveway layout preferred by the board. Board members asked about sidewalk obligations and were given a rough linear footage estimate of about 500 feet; ballpark sidewalk construction cost was discussed at roughly $50,000.
No vote was taken; the board directed the applicant to submit a cleaned‑up revision of the plan for administrative processing and future board action.
