The Islip Town Board moved to close the public hearing and advance the rezoning application for 17 South Park Avenue (TC 5468), which would convert a Business‑1 parcel into the Downtown Development District to allow construction of a 12‑unit apartment building.
Larry Gargano, principal for Greenview Capital Partners, said the single lot currently contains three structures totaling six units and that redevelopment would provide new residential units, on‑site parking and 11 added municipal spaces through an expansion of a joined municipal lot. Gargano told the board that the site falls within the downtown overlay and that the planning board previously approved the project.
Gargano also said the proposal contemplates obtaining an easement through the Town of Islip municipal Field 14 parking lot to provide access and relieve trips on South Park Avenue. Planning staff (Sean) backed the project as a downtown revitalization that adds compliant parking and noted traffic‑safety review recommended access through the municipal lot to reduce local trips.
After board questions and no public commenters, a motion to close the hearing, issue a negative declaration and present the resolution for adoption was seconded and approved by voice vote.
The project will proceed to the resolution stage; staff will ensure easement language and any required municipal agreements are addressed before final approval.
