The Village of East Hampton Zoning Board of Appeals approved six applications at its July 10 meeting, moving a series of routine area-variance matters through by motion and roll call.
The board granted relief to legalize an accessory building as a pool house at 45 Highway Behind the Pond (Suffolk County tax map 301-9-5-3); approved a patio addition and sculpture at 29 Pudding Hill Lane; allowed additions to a single-family residence at 327 Georgia Road (Jessica Natali and Mark Stern); authorized an outdoor shower and excess coverage at 11 Cooper Lane (Brett and Lisonbee Riley); approved additions and alterations at 109 Dayton Lane (Victoria J. Cerami Revocable Trust); and permitted a 48-square-foot bathroom building and sanitary system for Maidstone Club, Inc. at 152 Egypt Lane. In each case board members moved, seconded and recorded affirmative votes.
At the same meeting the board read and entered into the record a rehearing determination for 15 Jones Road LLC granting construction of an attached garage 29 feet from the side-yard property line as shown on revised plans received June 16, 2026; the determination also kept other findings and prior determinations in effect.
The board kept several contested hearings open for additional materials or referral to other bodies (see separate items), including requests for landscape plans, DEC permit renewals, and design-review input. The meeting concluded with a reminder from the chair that application materials should be submitted at least two weeks before the meeting to avoid delays.
