Commission staff explained the application seeks to reclassify the rear parcel to match the frontage zoning so that the owner can locate a business behind the highway-facing property. The staff presentation said the rear lot currently carried a residential classification while the frontage is mixed-use, and the applicant asked to make the two lots consistent.
Chair called for public comment; no members of the public came forward. The commission moved to approve the rezoning, with a motion made by Rob and seconded by Blaine; the motion carried on the recorded voice vote.
The action changes the parcel's zoning as requested in the application materials and will proceed to the city council as part of the formal adoption process and any required notifications.
Meeting developers and staff noted that the intent is to allow a small business to occupy the rear lot while keeping the highway frontage in mixed-use zoning.
