Commission amends Hudson Heights Phase 2 final plat and clears Phase 3

Commission staff explained that Hudson Heights Phase 2 required an amended final plat because one lot's dimensions did not match the city's updated development code. Staff said that when Phase 1 and Phase 2 were started the city used an older development code; the amendment brings the recorded final plat into conformity with the current rules so a variance will not be necessary.

Dustin Higgins of ALF Engineering Group was listed on the submittal materials. Staff told the commission all fees, cash bonds and maintenance bonds for Phase 3 had been paid and recommended approval. Commissioners asked for clarification on the changes and confirmed the amendment was administrative in practice: it corrects the final plat to match current code and avoids a separate variance process.

The commission approved the amended Phase 2 final plat on a motion by Ryan and second by Rob. The commission then approved the Phase 3 final plat (motion by Dylan, second by Blaine), allowing developers to obtain building permits and proceed with construction pending ministerial building department reviews.

Staff noted the items will next be transmitted to city council for final acceptance of plats as required by local procedure.
