Findlay City staff reviewed proposed updates to accessory dwelling unit (ADU) rules, and the committee directed staff to insert clearer language on exterior design consistency and maintenance enforcement before forwarding the draft to city council.
Staff said the maximum ADU floor area was reduced from 950 square feet to 900 after reviewing example floor plans and industry practice. "We took it down to 900," the staff member said, explaining the change followed conversations with builders and comparative plans.
The committee discussed how ADUs would interact with existing lot‑coverage and residential standards. Staff said ADUs would still have to conform to the primary parcel standards and that a conditional‑use review gives the planning commission authority to set specific design and site conditions, including exterior appearance and walkways. Committee members raised enforcement concerns: "Our Achilles' heel is always enforcement," one member said, urging clear penalties and reporting requirements for poorly maintained detention ponds and similar infrastructure.
The committee agreed to schedule a short follow-up session to finalize language on design consistency and detention-pond maintenance before recommending the item to council.
Next steps: staff will restore the exterior‑appearance language that had inadvertently been removed, add detention‑pond maintenance guidance, and present the revised ADU text at the follow-up meeting scheduled for late July.
