City official outlines $1.5 billion, 2.5 million sq ft warehouse project near Motorsports Park; Veterans Park update

At the Grantsville Historic Preservation Commission meeting on June 10, city representative Bill Cobabe summarized a major economic development proposal: a 2.5 million square‑foot warehouse and manufacturing facility near the Motorsports Park that the city is discussing with the inland port authority and the Governor’s Office of Economic Opportunity (GOEO).

Cobabe said the project is still in the planning phase but estimated it would amount to roughly $1.5 billion and predicted the development would significantly affect the local economy and tax base. "It won’t be an exciting building other than it will be the largest in Utah," he said, framing the project as functionally large but not architecturally distinctive.

He added that other large warehouses comparable to Walmart distribution centers are expected and that McDonald’s will open behind the new Holiday Oil. Cobabe also reported that Veterans Park is progressing and "should be online in the next three weeks," with the city trying to complete work before the Fourth of July.

The city staff did not provide contractual details, parcel identifiers, or a construction timeline in the meeting transcript; Cobabe described the projects as still in planning and said additional disclosures will follow as negotiations with development partners proceed.
