Dallas board unanimously approves narrower definition for 'minor subdivision'

The Town of Dallas Board of Aldermen voted unanimously on July 9 to amend the town's subdivision regulations so that a minor subdivision need not trigger the extension of public or community water, sewer or electric infrastructure.

Development Services Director Tiffany Faro told the board the Planning Board reviewed the proposed change on June 21 and recommended approval. "The change is #4 — the subdivision will not require public/community water, sewer, or electric infrastructure to be extended," Faro said while summarizing the revision to Chapter 152.011. Mayor Rick Coleman opened the public hearing; no members of the audience offered comment.

Alderman Withers moved to approve the amendment; Alderman Cearley seconded and the motion carried unanimously. The amendment clarifies criteria that determine whether a proposed division of land is treated as a minor subdivision under the town code, which can affect application paperwork and review steps for small-lot divisions.

The board recorded the change as recommended by the Planning Board; staff noted the revision in the official minutes and Exhibit B of the agenda packet.
