Mayfield council adopts ordinance updating rules for accessory buildings and ADUs

The Mayfield Town Council voted to approve Ordinance 2026-7, an update to the town code regulating accessory buildings and accessory dwelling units (ADUs). The motion to approve the ordinance was made, seconded and carried during the July 8 meeting.

Planning commission staff explained that existing septic-system limitations continue to constrain where ADUs may be allowed. "ADUs were already approved," a council member said, noting the town limits ADUs in part because of septic capacity and that property owners typically must have about three-fourths of an acre to host an ADU in areas constrained by septic systems.

Council members thanked the planning staff for completing the ordinance language and said the changes clean up and clarify requirements for accessory structures and ADUs. The ordinance as adopted amends the town code and includes cross-references and a sizing table added to the back of the packet; councilors said they intended the changes to give residents clearer expectations about fence and accessory-structure requirements and septic-limited ADU eligibility.

The council's adoption of Ordinance 2026-7 was recorded on the meeting agenda and the council directed staff to circulate the updated ordinance text to interested residents.
