Zoning board grants setback and coverage variances for addition at 9 Bronson Road

The Danbury Zoning Board of Appeals on July 9 unanimously approved variances permitting a reduced rear setback and modestly increased lot coverage for an addition at 9 Bronson Road (also cited as 2 Baxter Drive).

Alex Bolina of Doyle Coffin Architecture, representing the property owners, explained the plan to remove a 300‑square‑foot detached garage and connect a new 640‑square‑foot addition to the existing house while maintaining the structure's one‑and‑a‑half‑story roofline. Bolina said the project would increase maximum building coverage to 20.7 percent and requested that the rear yard setback be reduced to 20.1 feet so the new connector follows the existing garage line.

Bolina told the board the property is a legally nonconforming, undersized lot and described that as the hardship justification for the variances. When asked whether the space above the garage would be a bedroom, Bolina said it would be a "playroom, not a bedroom," and confirmed that windows will be provided. The applicant said the existing garage footprint is about 305 square feet and that the planned addition is 640 square feet.

The board closed the public hearing and voted unanimously to approve the variances "as per plan submitted." The approval record notes no additional conditions in the public minutes.

The decision allows the owners to proceed with permits consistent with the granted variances.
