Committee approves awning and facade modifications, defers a storefront mural request

At its meeting the Chattanooga City form-based code committee handled several permit modification requests and votes in addition to the larger sign proposals.

1) 1425 Market Street (NBC-26-15): Jerry Price of Spot Design Studio explained structural issues discovered during an adaptive-reuse gut and asked to reduce an awning clearance from 9 feet to 7 feet 8 inches; Transportation (CDOT) had approved the plan. The committee found the awning architecturally appropriate and approved the modification.

2) Riverfront Parkway (FBC-26161247): Joe Crites with LME Architects requested a reduction of required street lot frontage from a 90% minimum to a 70% minimum for the second phase of a medical-office addition, citing site constraints and the intent to keep building rhythm consistent with phase 1. The committee approved the frontage reduction subject to the conditions discussed in the hearing.

3) E 11th Street (FPC-26176009): Dylan Fuller presented proposals to increase storefront transparency (replace opaque garage doors with clear glazing) tied to a change of use; the committee approved the modifications to ground-floor fenestration and the existing primary-street setback as requested.

4) 1427 Williams Street (FBC26-14): Kristen Harris of 1st Things 1st presented a brick-wrap/mural application as part of a rebrand. After discussion about scale, logo placement and how murals differ from business signage, the applicant requested and the committee granted a deferral so the design can be refined and returned for review.

Motions on the approved items were seconded and carried on the record; recorded votes were unanimous 'Aye' where tallied in the transcript. Applicants were reminded to coordinate with staff on any conditions attached to approvals and to return with revised designs where a deferral was granted.
