Chair opened the item for Jeremy Kiester and asked the applicant to describe the proposal. The applicant, identified as the project representative, said, “it's just a 3 lot minor subdivision on a little over 17 acres on County Road 850 East.”
Planning staff noted that the deed had recently closed and that the updated deed must be recorded prior to final plat recording; the planner also said the county needs the updated deed to finish its review. Highway staff raised concerns about tile drainage and whether a tile would daylight to an open ditch, and said drainage-board approval may be required if the tile does not daylight before the right of way. The chair said his office could sign off conditionally but stressed that “you're gonna have to put the pipe in before it gets recorded.”
After technical clarifications from the surveyor and auditor about title and recording requirements, a commission member moved to accept the plan with comments from planning, highway and the surveyor. The board voted in favor.
The approval is conditional on completing the listed technical items: recording the updated deed, providing required survey ties, and resolving drainage permitting with the drainage board if the proposed tile discharges into an open ditch. The county clerk will place the plat on the next drainage-board agenda to resolve outstanding drainage issues.
