Chair introduced the Ambrose Property Brickyard project and asked the developer team to summarize. A project representative who introduced himself as Tyler said: “It is a 253,000 square foot facility with some future expansion roughly 250,000 square feet that the detention and drainage has been master planned for.”
Planning staff provided a list of required pre-permit actions: combine meets-and-bounds parcels and record appropriate deeds, dedicate 70 feet of right of way off the 300 North center line where shown, provide impervious-area calculations so lot coverage can be verified (75% or less target), submit building-elevation drawings to check nonresidential architectural standards, and move accessory structures (water tank and pump house) behind the building façade or screen them with landscaping or fencing. The planner also requested that unnecessary wall-mounted lighting be removed on the north side and suggested motion sensors for any remaining fixtures, noting the site faces open farmland to the north.
Highway and engineering staff asked that roadway pavement and structural sections be noted on plans and that any acceleration/deceleration tapers be dimensioned. Mutual-aid/fire staff requested the fire-department connection and FDC be relocated to a designated island near the entrance so it aligns with an existing fire hydrant. The county surveyor and auditor discussed deed forms and how to combine the three meet-and-bounds parcels for recording.
After those comments, a commissioner moved to accept the review based on the comments of planning, highway, surveyor, auditor and mutual aid. The motion carried by voice vote. The county will require documentation of deed records and final drainage approvals before issuing building permits.
