Planning commission waives platting so TRWD can build Colonial Country Club maintenance facility

The Fort Worth City Planning Commission unanimously approved an OMB waiver on July 9 that allows the Tarrant Regional Water District to obtain a building permit for a maintenance facility at the Colonial Country Club without first platting the parcel. Staff recommended the waiver because the site is an "island" parcel with no typical access, utilities or plattable configuration, and the commission approved the request after brief discussion and no public opposition.

A city presenter outlined staff’s rationale: the parcel sits adjacent to the Colonial Country Club and historically has been leased to the club; because it lacks standard access, water and sewer connections, platting would be difficult. "Rather than having to go through the planning gymnastics of trying to figure out how to make this a plattable piece of property, staff's recommendation was ... to waive the planning requirement for the issuance of a building permit," the presenter said.

A commissioner moved to approve the OMB waiver and another seconded; the clerk conducted a roll‑call vote, and all voting commissioners supported the motion. No members of the public spoke in opposition, and staff recorded no conditions beyond standard building‑permit coordination. The commission adjourned after the vote.

Next steps: staff will coordinate issuance of the building permit with TRWD and confirm conditions of the platting waiver as part of permit issuance.
