Plan Commission unanimously recommends final plat for Evergreen Fields Phase 7

The Menomonee Falls Plan Commission unanimously recommended that the Village Board approve the final plat for Evergreen Fields Phase 7, a roughly 6-acre subdivision with 16 single-family lots.

Planner Amy Bennett told the commission the final plat includes lots ranging from about 9,400 to 17,000 square feet, with an average lot size just over 11,000 square feet and a median of 10,962 square feet. She said staff recommends forwarding approval to the Village Board subject to staff conditions, one condition from Waukesha County and any changes required by the Wisconsin Department of Administration.

Chair said the project has been before the commission multiple times and urged support, adding that the development has been successful to date. Commissioners asked one clarification about a street stub and whether a future developer would be required to connect to it; Bennett confirmed the stub is intended for future connection and that the county will review access and any needed traffic improvements.

A motion to recommend approval carried unanimously. The recommendation will go to the Village Board for final action; the staff report and a letter from the Waukesha County Department of Public Works are included in the packet.
