Tom Brunner, president of the Twin Lakes Homeowners Association, opened the Jan. 21 board meeting and the board moved to approve the December meeting minutes without opposition.
Homeowner Tricia Arbogast used the Homeowners’ Forum to press for clearer board goals for 2026 and a broader communications strategy. She specifically recommended making meetings available by Zoom and asked that the board update the newsletter format to improve readability and engagement. The board acknowledged the ideas and took note of the Zoom suggestion for future consideration.
Arbogast also asked for the percentage of homes used as rental units; board members replied the figure is about 10 percent, a number she said she believes is inaccurate. Mike Holmes and other homeowners reiterated that limiting rentals via rule changes is difficult and urged the board to provide clearer tracking or data. Russ Fields suggested the board implement monthly e‑mail notices to increase attendance and asked for a status update on a homeowner survey under development.
The property manager from Bell‑Anderson and Associates reported that a new state‑mandated dues delinquency letter includes language referencing foreclosure. The board voted unanimously to authorize the manager to send an explanatory e‑mail to the membership clarifying that required language. The board did not adopt changes to rental rules at the meeting and did not set a timetable for implementing Zoom meetings.
The board scheduled multiple outreach and community events for 2026 and discussed recruitment of candidates for upcoming board vacancies, noting mail and timeline milestones for the 2026 annual meeting cycle.
