Board approves zoning and future‑land‑use changes for parcel off U.S. 441

The Columbia County Board of County Commissioners approved two related ordinances to reclassify a portion of a larger parcel off U.S. 441 from residential single‑family (RSF‑2) to industrial light and warehousing and to change the future‑land‑use designation from residential to industrial.

County planning staff presented the proposals, which were submitted as application Z260301/CPA260301 and were recommended for approval by the county Planning and Zoning Board through resolution PZ/LPA260301. The presenter said the requested industrial classification would match adjacent property currently occupied by Capital Metals and that the applicant intends to change only part of the overall parcel; any subdivision would be pursued later should a buyer request it.

The board opened public hearings on both the zoning ordinance (Ordinance 2026‑07) and the future‑land‑use ordinance (Ordinance 2026‑06). No members of the public came forward to speak for or against either item; the board closed both hearings and approved the ordinances by voice vote. A commissioner whose district includes the property voiced support for approval during the hearing.

The ordinances were approved as presented; staff indicated the actions implement recommendations from the Planning and Zoning Board and align the parcel with neighboring industrial uses.
