City Plan Commission approves Sunridge Unit 16 final plat for 12 homes

The City Plan Commission approved the Sunridge Unit 16 major final plat, which would subdivide 2.56 acres in the El Paso city limits into 12 single-family lots, at its June meeting.

Planning staff presented the proposal and recommended approval. "Staff recommends approval of Sunridge Unit 16 on a major, final basis," Alonso Hernandez of Planning and Inspections said.

During discussion Commissioner Rudy raised safety concerns about the project's 20-foot street layout, saying Environmental Services noted that "garbage trucks cannot safely maneuver the tight 20 foot street layout, forcing permanent parking ban on one side of the road." Rudy asked whether future buyers would be notified of permanent parking restrictions and whether maintenance covenants for medians would be recorded on the face of the final plat.

Ismaa Segovia, chief planner for subdivisions, said staff and the applicant are coordinating with land development to address Environmental Services' comments and that the applicant has considered making the street one-way and limiting parking to one side. "The applicant had said they're looking at doing one-way and parking on one side," Segovia said.

Applicant Jorge Scott of PA Group said the design presented at preliminary plat stage anticipated the one-way configuration and that the applicant concurs with staff comments.

Commissioners approved the motion to accept the final plat after discussion. Staff told the commission that restrictive covenants and any outstanding corrections will need to accompany the plat at recording and that those documents must be resolved before the subdivision can be filed with the county.

The approval allows the applicant to move forward with final recording steps once the outstanding checklist items and required documents are completed.
