Commission approves cleanup rezoning for 6375 Montana Avenue

The City Plan Commission voted to approve a cleanup rezoning for the property at 6375 Montana Avenue, changing the zoning designation of the targeted portion from C-2 to C-4 to consolidate zoning across the parcel.

Pratika Bhanzara of Planning and Inspections described the site as approximately 1.16 acres and noted the rezoning is "a cleanup" to align zoning categories across the property. Bhanzara said notices were mailed to nearby property owners within 300 feet on June 4 and that the Planning Division had received three calls and one call in support.

Commissioners described the request as a routine consolidation that corrects an outdated split zone at the site and indicated they saw no reason to delay action. No members of the public spoke in opposition at the hearing. The motion to approve carried.

The approval was recorded at the commission meeting and staff said the site plan shown is not binding as part of this rezoning action; any specific site plan will be reviewed separately if and when an applicant seeks site-plan approval.
