The Emigration Canyon Planning Commission voted June 11 to approve CUP2025-001542, allowing a dwelling group at 6771 East Emigration Canyon Road, subject to staff recommendations and one additional condition that an accessory structure on the hill not be used as a dwelling unit.
Planner Justin Smith presented the application and staff analysis. Applicant Gregory Palis told commissioners the shed on the property has no utilities and is being used for storage while the garage is still under construction; he said the upstairs area is empty and approved for storage and that his long-term intention is to rebuild the original dwelling. Smith and commissioners discussed how stormwater and wastewater would be handled, septic adequacy, buffers and disturbed areas, and whether the health department had signed off; the summary record notes the health department had looked at the property but "has not given consensual."
Commissioner Jim Karkut moved to approve the application with staff recommendations and one additional condition restricting residential use of the accessory structure; Commissioner Andrew Wallace seconded. The motion passed unanimously.
The record lists the property as 1.08 acres in the FR-0.5 zone at 6771 East Emigration Canyon Road. Commissioners asked for lot-line cleanup to combine two lots in the subdivision as part of conditions and noted an additional parcel at the far west end of the site is for sale. The approval carries standard conditions that the applicant obtain appropriate approvals from outside agencies before further construction or occupancy.
Next steps for the applicant include satisfying any outstanding health-department findings and completing required permitting and lot-line adjustments before rebuilding work proceeds.
