The Portsmouth Planning Board approved a one-year extension to the site-plan approval for the property at 806 Route 1 Bypass, extending the approval to 06/23/2027.
Engineer Alex Ross told the board complex utility and drainage work that runs under the site slowed completion; he said work next door intermingled with this site’s drainage and that remaining site work is small—he estimated roughly $30,000—and that the applicant intends to proceed promptly once the neighboring work concludes.
Staff and board members noted the project had not vested because conditions precedent were not satisfied and discussed whether successive extensions should be allowed. Several members said while this fourth extension is acceptable, they would be reluctant to grant a fifth. The board moved to grant the one‑year extension and approved the motion.
The applicant indicated an eight-foot rear fence has been completed and submitted to staff; the project team will coordinate the remaining site work with city staff and contractors before moving forward.
