Design commission recommends right-of-way closure for storefront renovation at Kings Of Leon Lane

The Downtown Design Commission voted June 18 to recommend that the Planning Commission approve a partial closure of public right of way to accommodate a storefront renovation at 515 Kings Of Leon Lane.

Senior planner Michael Fulbrick described the proposal (CE-01161) as a 15-foot closure in front of an older industrial building to allow a new deck-entry storefront and a one-foot strip closure along the east building face to allow potential recladding. He said Public Works would not accept a revocable permit for the long-term deck solution and that a permanent closure would resolve the design constraint.

Fulbrick said staffs reviewed the proposal and recommended forwarding a recommendation of approval to the Planning Commission. The applicant told the commission the design will preserve full ADA access around the building and that Planning Commission had already recommended approval; the applicant noted a true closure process can take nine to 12 months while a revocable permit takes about two weeks.

A commissioner moved to recommend approval to the Planning Commission and the motion passed. Commissioners asked staff to encourage street trees and streetscape improvements near the site as part of follow-up coordination.
