Commission recommends 40% green-space minimum and approves routine reports

City staff presented Ordinance 2026-05 during the July 6 Brentwood Planning Commission meeting, describing it as a revision to chapter 78 that would establish a 40% minimum green-space requirement for AR (agricultural residential estate), R1 (large residential) and R2 (suburban residential) zoning districts. Staff said the 40% requirement matches the existing standard used in the OSRD district and is tied to ongoing stormwater and water-quality revisions under review by the engineering department. "This 40% green space requirement is identical to what we currently require for our OSRD zoning district," staff said.

Commissioners voted to recommend the ordinance to the city commission; staff noted the ordinance had its first reading on June 8, a public hearing is scheduled for July 13, and a second and final reading is set for July 27.

The commission also approved the monthly security report for June with a reported balance of $18,569,357.22 and heard board and commission reports, including historic commission July 4 activities and the tree board's presentation of a white oak propagated from Faulkner's Rowan Oak for Windy Hill Park.

The commission's recommendation forwards Ordinance 2026-05 to the city commission for public hearing and final consideration; the security report and the routine board updates were approved or heard as published.
