Board defers Mayfair at Haines Bridge; asks for lot-specific elevations and material samples

The Design Review Board on March 20 voted to defer final action on Mayfair at Haines Bridge, a proposed single-family subdivision expansion, and asked applicants to return with lot-specific elevations and material samples.

Applicant representatives presented plans for an expanded development (revising the earlier 17-home submission to a 27-home project) with eight elevation variants and a palette of bricks, siding, shingles and faux chimneys. Staff and board members commended the overall direction but said the materials packet lacked the lot-specific detail the board needed to confirm street-facing and corner elevations.

"We want to see the fronts and where different elevations will be assigned on the site so we can understand repetition and sightlines," a board member said. Board members requested printed site plans and physical samples of bricks, shingles and other exterior materials at the next presentation so members can evaluate how colors and textures will read at street scale.

The board moved to defer the application to the next available meeting so the applicant can respond with the requested details; the motion passed unanimously, 6-0.

Next steps: the applicant will provide material samples, site-annotated elevation assignments and clearer street-view diagrams for the board's review. Staff suggested the project may return in May unless scheduling or advertisement requirements delay the next hearing.
