DRC approves Laureate Village Phase 2 final plan and plats with tree‑mitigation condition

The Alachua County Development Review Committee voted June 18 to approve the final development plan and plats for Laureate Village Traditional Neighborhood Development Phase 2, Units 3 and 4, a 67‑lot single‑family subdivision on about 27.6 acres.

Senior Planner Leslie McClendon told the committee the phase is consistent with the previously approved preliminary development plan and the Alachua County Comprehensive Plan and Unified Land Development Code. McClendon said the proposed landscape and stormwater plans meet coverage, species diversity and other code requirements, and staff recommended approval with conditions including payment of a $7,865 tree mitigation fee to Alachua County Parks and Conservation Lands before issuance of a construction permit or submission of a revised plan demonstrating compliance. She also noted the standard condition related to gopher tortoise protections that follows guidance from Florida Fish and Wildlife Conservation.

Applicant engineer Travis Hasty of MB5 said the applicant had no additional presentation and would be available to answer questions. No members of the public spoke on the item. After a motion and second from a committee member, the DRC voted to approve the plan and to recommend the plats to the Board of County Commissioners. McClendon said she planned to place the plats on the board’s July 14 consent agenda.

The decision sends the DRC’s recommendation to the Alachua County Board of County Commissioners for final plat action. Appeal rights for development orders were summarized at the meeting as petitions for writ of certiorari filed in the Circuit Court for Alachua County within 30 days, except where a Florida statute provides otherwise.
