The Hoover City Planning Commission voted to approve several subdivision and replat requests, handling multiple items both individually and as a block with staff-recommended contingencies.
Separately considered, the commission approved a sewer-easement re-survey associated with 1798 Glascott Trail (S062612). Alex Smith of QS Construction represented the request; neighbor Arnold Sony asked whether any work would affect his lot at 1799 Glascott Trail and was told the easement is being placed over the existing pipe to correct a prior mapping error. The commission approved the easement vacate-and-dedicate request with staff comments.
The commission also approved a re-survey of multiple cottage lots in the Preserve (S062617). Mr. Easley explained Holland Homes is adding side-yard easements to enlarge usable yards for paired cottage lots and that prospective purchasers of houses already under contract had signed agreements acknowledging the easements. The commission approved the re-survey with staff conditions.
A block vote approved five additional final maps with staff comments: Altech subdivision (S072618) consolidating two lots, Kaba River Estates lot line alteration (S072619), Blackwood South Phase 11 re-survey (S072620), Everly Phase 5C final map (S072621) — for which the developer agreed to a $184,000 city fee as noted on the record — and the Foothills of Black Ridge re-survey (S072623). All were approved by voice vote.
What happens next: each approval is contingent on the usual staff submittals and any required signed mylars or permit documents; developers should complete outstanding checklist items before final plat recording.
