The Stow City administrative hearing board on the record reviewed code violation V2685, involving an unpermitted temporary sign above the car wash at 4936 Fish Creek Road, owned by RSZ Properties LLC.
Planning department staff told the board that a zoning inspection on May 28 documented two temporary signs — a '10 cent savings' banner and a cover over older Mapco signage — and that re-inspections on June 3, June 11 and June 16 showed the '10 cent savings' banner had been removed but the Mapco cover remained. "The 10 cent savings sign was gone, but the Mapco one on the car wash is still there," planning department staff said.
A representative for RSZ Properties LLC said they repeatedly contacted the tenant/operator and eventually reached a regional real-estate manager who "said, 'We'll take care of it. I promise you.'" The representative added that the manager told them the company would send representation to the hearing and pay fines if necessary, but the sign had not yet been removed.
The Chair of the administrative hearing board told the representative the board would issue a written order giving the owner until the end of the month to remedy the violation and that no fines or costs would be assessed if the work was completed by the deadline; the Chair referenced July 31 when the enforcement deadline was discussed. "If I put out an order that just says have it remedied by July 31st, end of business or fines and cost," the Chair said.
The Chair asked that the representative stay in contact with planning staff and said the order would be mailed. Planning staff provided contact information for follow-up. The hearing went off the record after the board confirmed those next steps.
