The Brandon Planning and Zoning Commission voted July 2 to approve a conditional use allowing R1 treatment of a portion of 209 East Chapelwood Drive that is mapped R2. Applicant Justin Oakland told the commission the change is largely technical: the lot was rezoned based on an earlier street alignment and the house has always been used as a single-family dwelling.
"Originally we came in here for zoning seven or eight years ago…we had asked for all R2 zoning," Oakland said, describing how later design changes and engineering exhibits left a small portion of the parcel with R1 markings. He said the homeowners intend to keep the property as a single-family home and that reclassifying the parcel segment to R1 would resolve an observed discrepancy that affected driveway rules.
Staff confirmed the request is intended to align zoning with the built condition. Commission members discussed the matter briefly, noting it appears to be a mapping/technical issue rather than a new use of the property, and then moved to approve the conditional use. The motion was seconded and passed unanimously.
The approved conditional-use request allows the applicant to pursue the specific lot designation change under the town's conditional-use process. The commission did not identify further conditions at the hearing.
