Commission approves Enclave at Brook Hollow display-house plat for McKelvie Homes

The O'Fallon Planning and Zoning Commission on July 2 approved a display-house plat for the Enclave at Brook Hollow, a 20-lot subdivision where McKelvie Homes proposes four display homes on lots 12, 14, 16 and 18. Staff recommended approval with conditions including recording a plat or obtaining plat-planning approval before construction and securing will-serve letters from the sanitary sewer district.

Jeff Taylor of McKelvie Homes said the developer submitted plans for four display homes on the west side of the subdivision along Robert Voles Court and had resubmitted a plan that relocated the temporary display-house parking per staff comments. "We've already actually resubmitted with those changes," Taylor said, and confirmed the team moved the temporary parking as requested so it will serve two homes (staff asked that parking be moved from lot 19 to lot 17).

Staff also specified pavement requirements for any temporary display parking: a minimum of 3 inches of asphalt over 8 inches of stone. Commissioners had no substantive questions at the hearing, and Vice chairperson Nunnery moved to approve staff recommendations. After a second and a closed vote, the chair announced the motion carried.

The approval allows McKelvie Homes to record the required plats and proceed subject to the listed pre-construction conditions, including sewer will-serve letters and pavement/parking compliance.
