ARB delays decision on 701 North Forest Avenue addition, asks for revised window and siding plans

Contractor Joe Weedmar presented plans for a room addition at 701 North Forest Avenue that the applicant describes as an aging-in-place project. Board members welcomed the accessibility focus but said the front elevation needs stronger proportion and clearer material notation before the board can approve the design.

Members recommended either a single centered double-hung window or two vertically proportioned windows rather than the small transom shown at the corner, and suggested interior layout changes (for example swapping tub and shower locations) if that enables a more balanced exterior window composition. The contractor said he would discuss the layout and window options with his client.

The board also discussed siding: the existing house uses an older aluminum siding profile while the addition was shown in Hardie board with a different exposure. Staff and members asked the applicant to indicate exact siding exposure and corner trim on revised plans or to show the closest available match. Members encouraged submitting legible 3D views and clarified that the CAD and 3D programs used by the applicant may not automatically align; simplified plan-elevation submissions are acceptable for expedited review.

On roof framing, board members explained why certain ridge connections are framed down to assist flashing and reduce problematic roof intersections. The contractor acknowledged time constraints and said he would aim to resubmit quickly. The board tabled the application and provided instructions for resubmission so the applicant could be heard at the next ARB meeting if revisions are received in time.
