Commission issues negative determination for small Gardener Lane addition

The Yarmouth Conservation Commission on July 2 voted to issue a negative determination of applicability for a proposed 8-by-14-foot front addition at 10 Gardener Lane.

The applicant described the one-story addition as interior space intended to accommodate a second bathroom rather than an additional bedroom and said no trees would be removed. After brief questions from commissioners, the chair called for a motion; the commission moved and approved a negative determination, meaning the applicant may proceed to the Zoning Board of Appeals and, later, a building permit stage that will flag the conservation administrator for final clearance.

Commissioners and staff recommended minor filing-format improvements to the submitted narrative (a titled cover page and date) to make the record clearer, but raised no substantive environmental objections. The applicant thanked the commission and confirmed the next step is to file with the ZBA.

The commission’s action was procedural and does not authorize construction until other local permits and building inspections are complete. No special mitigation conditions were requested at the hearing.
