Fulshear planning commission approves Founders Hill and Cross Creek West plats, approves street dedication

The Fulshear Planning and Zoning Commission on July 2 approved three plats and a street dedication after staff presentations and brief discussion of site details and county comments.

Founders Hill preliminary plat
Staff reported five review comments had been addressed and recommended approval with a clean-up of a Scribner's error. An applicant representative said the site is planned for commercial retail with a plaza along the 1st Street corridor; staff said the adjacent Fulshear Cemetery will be preserved and accessible and that a detention facility at the northern end has already been deeded to the city. A motion to approve the Founders Hill preliminary plat carried.

Cross Creek West Section 16 final plat
Commissioners reviewed street-name suffixes and county 911 concerns. County staff requested continuity of the name 'Papago Mountain Drive' through the section; staff explained small suffix changes and a symbol on sheet maps mark where a street name changes to avoid duplicate names for 9-1-1. After clarifications and minor edits the commission approved the Cross Creek West Section 16 final plat.

Staff had no comments and recommended the dedication as submitted; the commission voted to approve the Westover Way street dedication.

Traffic and technical notes
During project discussions staff noted trip-generation assumptions (about 9.5 trips per dwelling per day) and explained the city's current and proposed TIA thresholds. For the Belmont Estate item (denied by the commission), staff also noted missing contour lines on the submitted plat, a required element for final plat review.
