The Tamarac Planning Board unanimously recommended that the City Commission approve a site plan allowing demolition of a 19,983-square-foot professional-school building and construction of an approximately 84,245-square-foot industrial warehouse at 5600 North Hiatus Road.
Malcolm Butters of Butters Construction and Development, the applicant, described the site as a 5.5-acre parcel within the West Point Business Park area and said prior uses included an online real-estate school. Rob Johnson, senior planner for the Community Development Department, summarized the staff review: the city previously approved a small-scale future-land-use amendment and rezoning that allow industrial uses; the proposal meets building-coverage and impervious-area thresholds; it proposes 89 parking spaces (including four accessible spaces), 16 loading bays and extensive landscaping (250 trees and 1,457 shrubs).
Johnson said required conditions include approval and recordation of a Broward County plat-note amendment to add industrial use to Track D1, satisfaction of outstanding Development Review Committee comments, construction that complies with approved plans, and a one-year void provision for site-plan approval if no building permit is issued.
The applicant's traffic-study materials, prepared by D.C. Engineers Inc. and reviewed by the city's traffic consultant TrafTech, estimated 116 daily vehicle trips for the proposed development with 22 peak-hour trips (17 inbound AM, 5 outbound AM) and 29 PM peak trips. Staff said those figures represent fewer vehicle trips than the previous school use and concluded the project would not degrade the intersection level of service beyond existing background conditions; staff also recommended the development team coordinate with Broward County Traffic Engineering after occupancy to request signal-timing optimization.
Board members asked about tenant build-out, truck circulation near an adjacent church, and water impacts. The applicant said site circulation is internal and that truck access would use the same ingress/egress on Hiatus Road; staff said concurrency and level-of-service reviews must show the development will not increase City service burdens.
A board member moved to forward a favorable recommendation with staff conditions; the motion was seconded and passed 4-0.
Next steps: The recommendation will go to the City Commission; one condition is Broward County approval of a plat-note amendment before the site plan can proceed to building-permit issuance.
