The Dover Planning Board on June 29 approved a partial site plan for an inground pool, spa and a small shed at One Wilson's Way, subject to conditions that the easement across the property be clearly staked, protected from construction impacts, and that stormwater controls and pool discharge protections be implemented.
Planning staff described the proposal for the R2 property (just under five acres, with portions in Westwood) and noted the applicant’s materials identified three separate stormwater infiltration systems sized in coordination with town engineers. The applicant’s team told the board the proposed curb cut at the entrance will shift roughly 12 feet north to improve screening and that none of the grading or structures will be placed inside the mapped easement.
Abutter Mike, speaking for Sage Farm, emphasized regular horse and rider use of the easement and urged the board and applicant to ensure the easement remains passable and clearly marked during construction. The board agreed to strengthen conditions to prohibit any impacts to easement access or physical usability and to require the easement be staked and communicated to construction crews.
The board then voted to approve the partial site plan with the staff conditions by roll call (Eric Abberali: yes; Katie Williams: yes; Valin: yes; Chair Carol: yes). The applicant will provide the existing conditions plan (showing the current driveway and proposed shift) and is required to submit stormwater approvals to planning staff before construction.
