Broken Bow council approves lot split and rezones 182 East South N Street to R-1

The Broken Bow City Council on June 9 approved a variance-backed lot split for 182 East South N Street and adopted Ordinance No. 1225 to rezone one of the resulting parcels to R-1.

Zoning Administrator Stephanie Wright told the council the property is currently zoned A-1, which requires a minimum three-acre lot size, and that the Board of Adjustment granted a variance allowing a smaller lot so long as the smaller parcel is rezoned to R-1. "The lot will fit the regulations set forth for the R-1 zoning district," Zoning Administrator Stephanie Wright said. Planning Commission approval for the split was also recorded.

Councilmember Ken Myers noted the new lot would exceed the R-1 minimum of 6,000 square feet. The council closed the public hearing and approved Resolution 2020-6, authorizing the lot split; the resolution specifies one lot will be 0.59 acres and the other 4.16 acres. The roll call on the resolution recorded votes in favor from Councilmembers Jacob Holcomb, Schmidt, and Miller; Ken Myers abstained.

Council then opened a hearing on Ordinance No. 1225, the rezoning measure required by the variance. After suspending the three-reading rule by the required supermajority, the council voted to adopt Ordinance No. 1225. The roll call on final passage matched the resolution vote: Miller, Holcomb, and Schmidt voted aye; Myers abstained. Mayor Rod Sonnichsen declared the ordinance adopted.
